FORECLOSURE/SHORT SALE INSPECTIONS GREEN TAGS
No pre-sale inspection is required for home sales. In most cases the foreclosed property is tagged with a neon green sticker. This requires that the property be kept secure, maintained free from high grass and snow/ice covered sidewalks. It also requires a walk through inspection after closing and prior to occupancy. The City of Riverview Building Divisions operates under the current Michigan International Code standards including:

SUBDIVISION RESTRICTIONS
Building and property improvement in the City must meet requirements of the City of Riverview zoning and building codes. Permits, inspections and code enforcement for city restrictions are conducted by the Community Development and Building Departments.
In addition, your subdivision may enforce stricter building and land use regulations than the public zoning codes. These private restrictions are registered with Wayne County Register of Deeds and enforceable by the Home Owner's Associations. A homeowner contemplating building or property improvements is advised to consult both public and private restrictions prior to construction.

Permit fees include one inspection. Check the Required Inspections chart to check when you should call. Permit Applications and Contractor Registration forms can be downloaded by clicking on the left navigation sidebar. Contractors must renew their Riverview registration May 31 each year. Please include a copy of your Michigan Contractor's License and your driver's license. All permit applications must be accompanied with your certificate of insurance. City inspectors are part-time and work Tuesday and Thursday only. Please call (734) 281-4242 for questions or for scheduling an inspection. The City of Riverview must pay the inspectors for each inspection trip, whether the resident is there to admit them or not. Note when requesting an inspection on a certain day, and the inspector arrives and no one is home, you or your contractor will be charged for a re-inspection. This fee must be paid before the re-inspection can be rescheduled. We cannot provide you with an exact time that they will be there.

NEW CONSTRUCTION OR ADDITIONS:
For new construction or additions, please submit three sets of plans with the building permit application. Note that a copy of your certified survey (as-built mortgage survey) with the proposed construction indicated typically expedites permit processing. Completed submittals allow projects to be reviewed and eliminate delays while plan reviewers are waiting for necessary information to verify ordinance compliance.
HOUSING REHABILITATION PROGRAM

The City of Riverview offers a Housing Rehabilitation Program funded by the U.S. Department of Housing and Urban Development, (HUD), under the direction of Wayne County.
This Program is designed to assist Riverview residents in a low to low-moderate income range that are in need of home improvements.

Street repair, trees in the right of way, special trash pick-up check with the DPW - 281-4270.
Streetlight outages - notify the Police Department at the non-emergency number - 281-4210.
Blight complaints - call the Ordinance Officer in the Community Development office - 281-4249
Rear yard drainage complaints - The City of Riverview no longer offers this program. Many residents who experience flooding problems with an existing drainage system should have a plumber snake-out the lines to ensure the system is working correctly.
