The City of Riverview Building Division is responsible for international codes plan reviews, zoning and site plan reviews, permit processing and issuing building and trade permits and completing inspections of the work covered by those permits. The trade permits include plumbing, mechanical, electrical and related work.

For registering Trade Contractor's please submit a copy of your Contractor's License and Driver's license.

Building inspections are typically made daily from 9 am to 5 pm upon a 24 hour advance notice.
Note
: violation citations, court subpoenas, vacations, illness, etc., may affect our ability to schedule daily inspections.

The electrical, mechanical, and plumbing inspectors are contract employees. The mechanical and plumbing inspectors work on Tuesday and Thursday afternoons, between 12 noon and 5pm.
The Electrical inspector works on Tuesday, between 9 am and 1pm, and Thursday afternoons, between noon and 5pm.  Appointments are not possible, since the inspectors work for other Cities and advance to Riverview when they are done with those Cities. This makes it impossible to know when the inspector will be able to start inspections in Riverview. If you wish to schedule an inspection for plumbing, mechanical or electrical work, it will be necessary to provide access from 9am- 1pm or 12-5 pm (depending on their schedule) or until the inspections are done. The City of Riverview must pay the inspectors for each inspection trip, whether the resident is there to admit them or not. Note when requesting an inspection on a certain day, and the inspector arrives and no one is home, you or your contractor will be charged for a re-inspection. This fee must be paid before the re-inspection can be rescheduled.

When hiring a contractor, it is important to verify that they are licensed and insured. Ask for documentation. Also, once you hire them, verify that the contractor has obtained a permit before work begins by asking them to see the permits.

If you have applied for a permit and it has not been approved per ordinance provisions, one may modify to comply or choose to petition the Zoning Board of Appeals. The board meets on the second Thursday of every month, except December, if appeals have been filed. Applications to go before the board must be received four weeks before the meeting.

Fence permits require a certified survey submittal, or present survey stakes must be located and exposed for inspection. Boundary disputes are civil matters which require the services of licensed professional surveyor(s).

For new construction or additions, please submit three sets of plans with the building permit application.

Note that submittal of a copy of a mortgage survey with the proposed construction indicated typically expedites permit processing.
Complete submittals allow projects to be reviewed and eliminate delays while plan reviewers are waiting for necessary information to verify ordinance compliance
